Bondi Consult is the owner of the property “Siemensgründe” and is developing one of the last large continuous commercial areas in Vienna.
As part of a bidding process, property developer Anton Bondi de Antoni, Bondi Consult, purchased the property in Siemensstraße 87-89 and is thus the owner of the property. The partition plan of the entire plot makes provision for four building sites. Through three project companies, Bondi Consult is thus the non-registered owner of three building parts. Siemens bought the fourth section of the areas directly from the Bundesimmobiliengesellschaft.
The BC21, one of the last large continuous commercial areas
The current development of Vienna’s District 21 offers the possibility of benefiting from the growing infrastructure and the future residential and commercial projects planned in the direct vicinity. Especially the geographical closeness to the newly erected Vienna North Hospital and to companies based in the vicinity, such as for example the Austrian Institute of Technology (AIT), will result in significant synergy effects.
Anton Bondi de Antoni: “With a total surface area of approx. 48,600 m2and its location in the heart of this development zone, the property in Siemensstraße 87-89 is one of the last large continuous commercial areas zoned for industrial use. In view of its zoning as “industrial area”, any use except for conventional residential use may be implemented.”
Three hubs for the BC21
Theinnovation hub represents the attractive beginning in the western part of the property. It is situated directly at the suburban train station and covers an area of 16,700 m2. A multi-storey garage, a Merkur market and an office building are currently in the design phase.
Theservice hub covers an area of approx. 22,500 m2and thus offers the opportunity for large-scale development. The entire area is still in the planning phase.
Lastly, the central hub is also still in the development phase. It is directly adjacent to Siemensstraße and, with an area of approx. 9,500 m2, it is ideally suited for individual or mixed use.
